Targeting agents who act under mandate

Choose the business first (sales, management, condominium management), then the area. For building works and property services, the property and condominium managers in sub-class 68.32A are the most direct entry point.

Our records do not yet carry a NAF code: selecting by activity (NAF subclass) will only be possible for records matched with the Sirene database (matching in progress). The quote states what can be done today: area and required fields.

The official figure for this sector includes landlords and property dealers. It counts enterprises across division 68 and measures neither the number of agencies nor that of condominium managers.

Price of the whole industry: €409. A selection by region, sub-industry or required fields is quoted individually; the whole-industry price is not a price promise for the filtered selection.

What counts as Real estate and property management

Division 68 of NAF rév. 2 separates three businesses: buying and selling on one’s own account (68.10Z, property dealers), letting one’s own property (68.20A and 68.20B) and acting for third parties (agencies and property managers, group 68.3). According to the INSEE notes, condominium managers are classified in 68.32A and property valuers in 68.31Z.

Sub-classes 68.20A and 68.20B group landlords, including social housing companies (HLM) for dwellings. To target agents acting under mandate, limit the selection to 68.31Z and 68.32A. Property development belongs to construction (group 41.1): see Construction and public works.

Professional card and the condominium register

Two public sources shed light on this sector: one governs access to the profession, the other describes managed buildings and their managers.

Professional card (loi Hoguet)
An estate agent’s professional card is mandatory. It is applied for at the chamber of commerce (CCI), is valid for three years and lists the activities carried out: transactions, management, condominium management, sale of property lists. Each activity requires a financial guarantee (Service Public Entreprendre).
National condominium register
Published by the national housing agency (Anah) on data.gouv.fr under the Licence Ouverte, it lists residential condominiums. For each one, the dataset shows among other things the type of manager (volunteer or professional) and the company name and SIRET of the legal representative; according to its data dictionary it contains no phone numbers or email addresses.

Not in the export

  • professional card number and activities listed on it
  • name of the manager or card holder
  • number of units managed or mandates in progress
  • network or franchise membership
  • addresses of managed buildings

The 15 columns supplied are described on the export page.

Sales, management, condominiums: choosing the right business

An agency can combine sales, letting management and condominium management, but INSEE assigns it only one main activity code. A firm known as a condominium manager may therefore be classified in 68.31Z. If your offer is aimed at condominium managers (condominium software, work on common parts), keep both sub-classes 68.31Z and 68.32A and then check the activity on the website.

Self-employed real estate agents register in the special register of commercial agents and work under an agency’s card, which issues them an authorisation certificate (Service Public Entreprendre). In a list they appear as businesses separate from the agency: tell us whether you want to keep them.

For a property manager or condominium manager, the département is derived from the postcode of its establishment, not from where the managed buildings are.

Questions

Real estate and property management: frequently asked questions

INSEE classifies condominium managers in 68.32A together with property managers; there is no code of their own. A selection in 68.32A, supplemented by 68.31Z if needed, is the right starting point, and the website then confirms the activity. Selection by NAF code only works for records already matched with Sirene; the quote states their share.

No. The card is issued by the CCI and is not a column of the export. Code 68.31Z describes the declared activity; it does not prove that a valid card is held.

According to the CNIL, the rules changed on 11 August 2026: telephone prospecting of consumers requires their prior consent, while professionals have the option to object. Keep an objection list up to date and honour it. Our summary: B2B prospecting by email and phone.
